Quick answer (updated October 2026): EPF withdrawal as an NRI changed under the EPF Scheme 2026, notified June 29, 2026. Full withdrawal is allowed on permanent migration abroad; otherwise you generally wait 12 months after leaving your job (up from two). Once paid out, the money must be repatriated, converted to dollars and sitting in a US account before your lender will count it.
For many Indian professionals in the US, the provident fund is the forgotten account. You worked five or eight years at TCS, Wipro or a Bengaluru startup, moved to Seattle or Dallas, and the EPF balance has been quietly compounding ever since. Now you're house hunting, and that balance could cover a good chunk of a down payment.
It can work. But the 2026 rules changed the timing, and the money passes through EPFO, your Indian bank, a CA and your US bank before an underwriter accepts it. This guide maps that path.
What changed for EPF withdrawal as an NRI in 2026
The Employees' Provident Fund Scheme 2026 was notified on June 29, 2026. Two changes matter most if you've left India:
Permanent migration abroad: full withdrawal of your EPF balance is permitted.
Everyone else who has left a job: the waiting period for withdrawal after leaving employment is now 12 months. Under the old rules, it was two months.
The open question for many readers is what EPFO accepts as "permanent migration." A green card holder and an H-1B worker on a six-year clock look different on paper. We aren't the right people to interpret EPFO's definition, and the documentation it asks for may evolve. Confirm with EPFO or a chartered accountant before you build a closing date around a full withdrawal.
If you left your Indian job before the new scheme took effect, ask how transition rules apply to you. Don't assume the old two-month rule still covers you.
PF withdrawal for a house in the USA: the money path
| Step | What happens | What your US lender will want |
|---|---|---|
| 1. Claim filed with EPFO | You apply online via your UAN, or through the process EPFO specifies for your case | Nothing yet; keep the claim acknowledgment |
| 2. EPFO settles claim | Balance credited to the bank account linked to your UAN | EPF passbook/statement showing the balance and settlement |
| 3. Funds in Indian account | As an NRI, this is usually your NRO account | NRO statement showing the EPF credit |
| 4. Tax paperwork | Form 15CA, plus Form 15CB from a CA above ₹5 lakh (or successor forms) | Not usually required by lender, but your bank needs it to send |
| 5. Wire to US | Your bank sends USD to your US account | SWIFT confirmation and US statement showing receipt |
| 6. Funds verified | Lender confirms the deposit and source | Full chain: passbook, NRO credit, wire, US deposit |
Why the linked bank account matters
Many people's UAN is still linked to a resident savings account they opened at their first job. Once you become an NRI, that account should have been converted to NRO. If EPFO pays into an account in the wrong status, your bank may ask you to fix it before sending money abroad. Sort out KYC and bank linkage first; it's often the slowest step.
Getting provident fund money to the US: repatriation rules
EPF money credited to your NRO account follows NRO repatriation rules. Per RBI, you can repatriate up to USD 1 million per financial year (April to March) from NRO balances, including property sale proceeds. Transfers need Form 15CA, and above ₹5 lakh, a chartered accountant's Form 15CB certificate. India's Income-tax Act, 2025 replaced the 1961 Act on April 1, 2026, so forms may carry new numbers; ask your CA for the current versions. Our guide to Form 15CA and 15CB for your US down payment explains the process.
If you also hold NRE funds, those generally move more easily. Our post on using NRE account funds for a US down payment compares the two.

Tax: India and the US both get a say
India: whether EPF withdrawal is taxed, and how much TDS your bank or EPFO deducts, depends mainly on your years of continuous service and other details. The section numbers changed under the 2025 Act. A CA should review before you file the claim.
US: if you're a US tax resident, the IRS may view EPF growth, and possibly the withdrawal, differently from India. Treatment of foreign provident funds isn't uniform, and Form 1116 (foreign tax credit) may come into play. Ask a CPA familiar with Indian assets.
Reporting: if your Indian accounts, including EPF in some interpretations, together exceed $10,000 at any time in the year, FBAR may apply. Your CPA should confirm.
None of this blocks the mortgage. But TDS reduces what arrives in the US, so budget for the net amount, not the passbook balance.
How your lender treats EPF money
Fannie Mae doesn't have a special rule for Indian provident funds. It applies its general asset rules.
Foreign assets must be in the US before closing. Funds must be exchanged into US dollars and held in a US or state-regulated financial institution, verified before closing. An EPF balance in India doesn't count toward your down payment or reserves while it sits there. See our guide to using Indian FDs, mutual funds and PPF as reserves for how other Indian assets compare.
Large deposits get sourced. On a purchase, a single deposit larger than 50% of your monthly qualifying income must be documented. An EPF wire is almost always above that line. Our large deposit sourcing rules explain what underwriters ask for.
It's your money, not a gift. No gift letter needed. If your parents are also helping, that's a separate trail; see gift money from India for a down payment.
A worked example
Hypothetical: Kavya, a green card holder in Frisco, has an EPF balance equivalent to roughly $38,000 after her CA's estimate of TDS. She's buying a $450,000 home with 10% down ($45,000), using $12,000 of US savings plus the EPF funds for down payment and closing costs.
| Item | Amount |
|---|---|
| Purchase price | $450,000 |
| Down payment (10%) | $45,000 |
| Loan amount | $405,000 |
| Est. principal & interest at 7.40%, 30-yr | ~$2,804/month |
| EPF funds (net, illustrative) | ~$38,000 |
| US savings used | $12,000 |

Her timeline: confirm migration eligibility and bank linkage (week 1–2), file claim (week 2), settlement (EPFO timing varies), CA certificate and wire (one to two weeks after credit), funds in US account three to four weeks before closing. She signs the purchase contract only after the EPF money is in the US, which removes the biggest timing risk.
What the rules actually say
EPF Scheme 2026 (notified June 29, 2026): full withdrawal permitted on permanent migration abroad; otherwise a 12-month wait after leaving employment (previously two months).
RBI FAQ on NRO accounts (Jan 2025): repatriation up to USD 1 million per financial year, with Form 15CA/15CB (or successor forms).
Fannie Mae Selling Guide B3-4.2-05, Foreign Assets: funds exchanged into US dollars and held in a US or state-regulated institution, verified before closing.
Fannie Mae Selling Guide B3-4.2-02: single deposits over 50% of monthly qualifying income must be sourced on purchases (as of October 2026).
Frequently Asked Questions
Q: Can an NRI withdraw the full EPF balance in 2026?
A: Yes, if you qualify under the permanent migration abroad provision of the EPF Scheme 2026. If you don't, you generally wait 12 months after leaving your job. What counts as permanent migration, and what proof EPFO accepts, should be confirmed with EPFO or a chartered accountant before you plan around it.
Q: Can I use my EPF balance as a down payment on a US home?
A: Yes, once it's withdrawn, transferred to the US and sitting in a US account in dollars. Your lender will want the EPF statement, the credit into your Indian account, the wire record and your US deposit. While it's still in India, it doesn't count toward your down payment or reserves.
Q: How long does it take to get EPF money to the US?
A: Plan for several weeks to a few months. EPFO claim settlement, KYC fixes, the CA certificate and the international wire each add time. We suggest having the funds in your US account three to four weeks before closing.
Q: Is EPF withdrawal taxable for NRIs?
A: It can be in India, depending mainly on your years of continuous service, and TDS may be deducted. US tax treatment for US residents is a separate question. Have a CA and a US CPA review before you file the claim.
Q: Can EPF be paid directly into my US bank account?
A: Typically EPFO pays into the Indian bank account linked to your UAN, which for an NRI is usually an NRO account. You then repatriate from there. Check EPFO's current process for your situation.
