Quick answer (updated October 2026): Yes, a mortgage on OPT is possible. Fannie Mae and Freddie Mac let lawfully present non-permanent residents borrow on the same terms as citizens, so an OPT EAD holder can qualify for a conventional loan. FHA is not available. The real hurdles are lender overlays on EAD validity, a short job history, and a thin US credit file.

You finished your master's, started a real job, and your parents in Pune keep asking why you're "throwing money away on rent." Meanwhile, half of Reddit says nobody lends to F-1 students.

That's wrong, but it isn't simple. Here's what the agency rules allow, where overlays trip OPT borrowers up, how a short history gets evaluated, and a checklist for deciding whether to apply now or after your H-1B approval.

Can you get a mortgage on OPT? What the agency rules allow

On post-completion OPT you hold F-1 status plus an Employment Authorization Document (EAD). For mortgage purposes, you are a non-permanent resident alien who is lawfully present in the US.

Fannie Mae's Selling Guide B2-2-02 says non-permanent residents are eligible "under the same terms that are available to U.S. citizens." There's no approved visa list and no minimum months left on your EAD; the lender decides how to document legal presence. Freddie Mac's guide takes the same approach. See why Fannie Mae has no approved visa list.

What you can't use:

  • FHA: HUD Mortgagee Letter 2025-09 removed non-permanent resident eligibility for case numbers assigned on or after May 25, 2025. F-1/OPT holders cannot use FHA as of October 2026. Details: FHA non-permanent resident rule change.

  • USDA guaranteed loans: Since March 18, 2025, applicants must be citizens, non-citizen nationals or "qualified aliens." OPT holders don't qualify.

So the realistic path is a conventional loan, sometimes with 3% to 5% down depending on program and lender.

Where OPT home loans actually get stuck: lender overlays

An overlay is an extra rule a lender adds on top of Fannie or Freddie. Common OPT overlays:

  • Remaining EAD validity: some want 6, 12 or more months left; others accept any unexpired card.

  • "No F-1 at all": a few lenders won't close OPT loans, period.

  • Higher score or down payment floors for non-permanent residents.

  • Proof of a next step: a STEM OPT receipt, H-1B selection or filed petition.

None of these are Fannie Mae requirements. One lender's "no" on a buy house on OPT application can be another lender's routine approval.

OPT situation How the agency rule treats it Typical overlay reaction
Initial OPT EAD, 10 months left Eligible if legally present Mixed; some want 12+ months or next-step proof
Initial OPT, 2 months left, STEM receipt filed Eligible Many accept the receipt; some wait for the new card
STEM OPT EAD, 20 months left Eligible Broadly acceptable
H-1B selected, petition pending, cap-gap Eligible Varies a lot; see our cap-gap mortgage guide
H-1B approved, start date Oct 1 Eligible Usually the easiest point to close

Your income: new grad, short history, offer letters

Fannie Mae's employment standard (B3-3.2-02, updated 03/04/2026) asks lenders to look for "a reliable pattern of employment over the most recent two years." A two-year history is recommended, but income received for no less than 12 months can work when positive factors offset the shorter history.

  • School often fills the gap. Many lenders count recent full-time study in a related field toward your history. A CS master's leading straight into a software role reads as continuity. How much weight school gets is lender judgment.

  • Base salary counts first. Bonus and overtime usually need a history first.

  • Haven't started yet? Fannie allows qualifying on an employment offer in limited cases (B3-3.3-03). Our guide to getting a mortgage with an offer letter walks through the start-date windows and extra reserve requirements.

Illustration: what the payment looks like

Say Arjun, a hypothetical OPT software engineer in Round Rock, earns $120,000 base and buys a $360,000 home with 5% down. His loan is $342,000. At the Freddie Mac weekly average of 7.40% (Freddie Mac weekly average, Oct 15, 2026 — illustration only, not a quote or offer), principal and interest is about $2,367.94/month. Property taxes, insurance and PMI come on top. With $10,000 gross monthly income, the full housing payment plus his car loan and any education loan back home must fit the lender's debt-to-income limits.

Credit: thin file is normal, not fatal

Most OPT borrowers have a few years of US credit: a card or two, maybe a car loan. That can be enough, and two 2025 changes help:

  • No DU minimum score: For DU casefiles on or after Nov 16, 2025, Fannie Mae requires no minimum credit score (B3-5.1-01). Many lenders still overlay 620+. More in our post on getting a mortgage with no credit score.

  • Rent history can count: DU can give positive credit for 12 months of on-time rent of $300+ per month, verified through your credit report or a 12-month asset verification report, when you have a limited or no score.

Don't open new cards in the months before you apply. New accounts can pull down a thin file and add inquiries an underwriter will ask about.

Down payment money: your savings, plus help from home

Few OPT borrowers have 20% saved after tuition. Common sources:

  1. Your own US savings, shown on statements.

  2. A gift from parents in India, with a gift letter and paper trail. Fannie (B3-4.3-04) doesn't require the donor to be a US person.

  3. Your own foreign assets, which must be converted to USD and held in a US or state-regulated institution before closing (B3-4.2-05).

On a purchase, any single deposit larger than 50% of your monthly qualifying income needs a source document.

What the rules actually say

  • Fannie Mae Selling Guide B2-2-02 (07/28/2015): Non-permanent residents are eligible on the same terms as US citizens; the lender determines documentation and must confirm legal presence. No visa list, no minimum remaining validity.

  • HUD Mortgagee Letter 2025-09 (March 26, 2025): Non-permanent residents, including F-1/OPT holders, are ineligible for FHA for case numbers assigned on or after May 25, 2025. HUD reaffirmed this on Oct 9, 2026.

  • Fannie Mae B3-3.2-02 (03/04/2026): A two-year history is recommended; income received for at least 12 months may be used with offsetting positive factors.

  • Fannie Mae B3-5.1-01 / SEL-2025-09: No minimum credit score for DU casefiles created on or after Nov 16, 2025; manual underwriting still requires 620 (fixed).

Frequently Asked Questions

Q: Can I buy a house on F-1 OPT without an H-1B?
A: Yes. Fannie Mae and Freddie Mac don't require an H-1B or any specific visa, only lawful presence, which your OPT EAD shows. The catch is lender overlays, such as a minimum number of months left on your EAD. Comparing lenders is often the difference between a denial and an approval.

Q: Can I get an FHA loan on OPT?
A: No. As of October 2026, HUD Mortgagee Letter 2025-09 bars non-permanent residents, including F-1 students on OPT or STEM OPT, from FHA for case numbers assigned on or after May 25, 2025. Conventional loans through Fannie Mae or Freddie Mac are the main alternative.

Q: How many months do I need left on my OPT EAD to get a mortgage?
A: Fannie Mae sets no minimum. Lender rules range from "any unexpired card" to 12 months or more. If your EAD expires soon, a STEM OPT receipt or H-1B approval notice often satisfies the lender. Ask about the overlay before you pay for an appraisal.

Q: Does my master's degree count toward the two-year work history?
A: Often, when your job matches your degree. Fannie Mae asks for a reliable two-year pattern and allows shorter histories with offsetting factors. Many underwriters treat full-time study followed directly by related employment as continuity. It's a judgment call, so expect to provide transcripts or a diploma.

Q: What happens to my mortgage if my H-1B isn't approved?
A: Your loan terms don't change because your status changes, and you still owe the payment. Borrowers in that spot typically keep paying, rent the home out or sell it. Talk to your immigration attorney about status options before deciding anything.
