Quick answer (updated October 2026): A jumbo loan on an H1B is available from many lenders, but rules vary by investor because jumbos aren't bought by Fannie Mae or Freddie Mac. Any loan above your county's conforming limit ($832,750 baseline, $1,249,125 high-cost ceiling in 2026) is jumbo. Expect larger down payments, months of reserves and visa-specific overlays.

You're an H-1B staff engineer in Sunnyvale or an L-1 manager in Jersey City. Your household income is strong, your RSUs have vested well, and the homes near your office start well above the conforming limit. The first lender you call says "we don't do jumbo for non-permanent residents." The second one says yes, with 30% down.

Both answers are lender policies, not law. This guide explains where jumbo starts in 2026, why rules for visa holders vary so much, the down payment and reserve math on two real-world-sized examples, and the alternatives that sometimes beat a jumbo.

Where jumbo starts in 2026

A loan is jumbo when the loan amount (not the price) exceeds the conforming limit for the county. For 2026, FHFA set:

2026 limit (one-unit) Amount
Baseline conforming limit (most counties) $832,750
High-cost ceiling (most expensive counties) $1,249,125
Between those: county-specific high-balance limits Varies by county

So a $990,000 loan in a baseline county is jumbo, while the same loan in a county at the ceiling is "high-balance conforming," eligible for Fannie Mae and Freddie Mac. Look up your county before you shop; our guide to 2026 conforming loan limits in Frisco, Fremont and Irvine shows how it plays out in three desi-heavy markets. FHFA hasn't announced 2027 limits yet; they're expected in late November 2026.

Why jumbo rules for non-permanent residents vary so much

For conforming loans, Fannie Mae's guide says lawful non-permanent residents are eligible on the same terms as US citizens, with no visa list. Freddie Mac's guide takes the same approach.

Jumbo loans don't follow those guides. Each jumbo investor (a bank holding loans on its balance sheet, or a private investor buying them) writes its own rulebook. For a jumbo mortgage, a non-permanent resident borrower may run into:

  • Eligible visa list. Some investors accept H-1B, L-1, O-1 and E visas; others accept only green card holders.

  • Larger minimum down payment for non-permanent residents than for citizens.

  • Remaining visa validity or evidence of a pending extension.

  • US credit history length requirements.

  • Lower maximum loan amounts for visa holders.

None of that is an agency rule. It's investor policy layered on top, the same way conventional overlays work; see mortgage lender overlays for visa holders. Because rules differ by investor, shopping widely matters more for a jumbo loan on a visa than for almost any other file.

Jumbo loan on an H1B: what down payment is typical

Jumbo minimums commonly land in the 10% to 20% range, depending on loan size, credit and investor, with larger loans and visa-holder files often at the higher end. Some investors go lower; some ask more of non-permanent residents.

Two hypothetical examples:

Scenario Bay Area purchase Dallas-area purchase
Price $1,800,000 $1,100,000
Down payment 20% ($360,000) 10% ($110,000)
Loan amount $1,440,000 $990,000
Jumbo? Yes, above the $1,249,125 ceiling anywhere Yes, if county limit is the $832,750 baseline
Principal & interest at 7.40%* $9,970.27/mo $6,854.56/mo
Assumed taxes + insurance (illustration) $1,850 $2,100
Estimated PITIA $11,820.27 $8,954.56

Jumbo reserves: the number that surprises visa holders

Reserves are liquid assets left after down payment and closing costs, measured in months of PITIA. Jumbo investors commonly require several months, often more as the loan grows, and some ask more of non-permanent residents.

Using the examples above:

Reserve requirement (illustrative) Bay Area ($11,820 PITIA) Dallas-area ($8,955 PITIA)
6 months $70,921.61 $53,727.36
12 months $141,843.23 $107,454.72

What usually counts toward reserves:

  • Checking, savings and US brokerage accounts.

  • Vested 401(k) and IRA balances. Agency rules allow retirement assets for reserves, and many jumbo investors count them at a discount; check each investor.

  • Vested stock, typically discounted for volatility.

What usually doesn't count without extra steps: unvested RSUs, and money in Indian accounts that hasn't been moved to a US institution. If your reserves are in a Fidelity account full of company stock, a pledged-asset mortgage is worth comparing too.

Alternatives that can beat a jumbo

1. Stay at or under the high-balance limit

In a county at the $1,249,125 ceiling, a bigger down payment can keep you conforming. On the $1.8M Bay Area home, that means putting down $550,875 (about 30.6%). P&I on a $1,249,125 loan at 7.40% is $8,648.69. Conforming eligibility follows agency rules, so no visa list applies, though individual lenders may still have overlays.

2. Piggyback: first mortgage at the limit plus a second

An 80/10/10 or similar structure pairs a conforming first mortgage with a second lien. It can avoid jumbo underwriting, but the second lien's rate and rules matter. See 80/10/10 piggyback loans.

3. Pledged assets instead of selling stock

Some lenders let you pledge brokerage assets as additional collateral, reducing the cash down payment.

Strategy Pros Watch out for
Straight jumbo One loan, one payment Investor visa overlays, heavy reserves
High-balance conforming Agency rules for non-permanent residents Only where county limit is high; big down payment
Piggyback Keeps first lien conforming Second-lien terms, combined payment
Pledged-asset Keep investments invested Margin-style risk if stock falls

Jumbo loan visa checklist

  • Income: two years of W-2s, recent pay stubs; RSU income needs vested and distributed history and continuance under the lender's rules.

  • Status: I-797 approval notice, I-94, EAD or visa documents; extension receipt if close to expiry.

  • Assets: two months of statements for every account you'll use, with large deposits explained.

  • Foreign funds: moved to a US institution and documented before closing.

  • Credit: a clean US report; some investors want a minimum history length.

What the rules actually say

  • FHFA (Nov 25, 2025): 2026 conforming loan limit baseline $832,750 for one-unit properties; high-cost ceiling $1,249,125. 2027 limits not yet announced as of October 2026.

  • Fannie Mae Selling Guide B2-2-02: lawful non-permanent residents are eligible "under the same terms that are available to U.S. citizens." Freddie Mac's guide takes the same approach. This governs conforming and high-balance conforming loans, not jumbo.

  • Fannie Mae B3-4.3-03: vested retirement assets may be used for down payment, closing costs and reserves (conforming); jumbo investors set their own reserve rules.

  • Jumbo loans: not purchased by Fannie Mae or Freddie Mac; each investor sets eligibility, down payment and reserve requirements.

Frequently Asked Questions

Q: Can I get a jumbo loan on an H-1B visa?
A: Yes, from many lenders, but not all. Jumbo loans follow each investor's own guidelines, so some accept H-1B borrowers at standard terms, some require more down or more reserves, and some don't lend to non-permanent residents. Comparing several investors is the key step.

Q: How much down payment do I need for a jumbo loan as a visa holder?
A: Commonly 10% to 20%, depending on loan size, credit and the investor's visa policy. Some investors ask non-permanent residents for more. A lender asking for 30% is applying its own policy; others may not.

Q: How many months of reserves do jumbo lenders require?
A: It varies by investor and loan size. Several months of PITIA is common, and larger loans often need more. On a $1.44 million loan with about $11,800 PITIA, 12 months of reserves would be roughly $142,000.

Q: Is a high-balance conforming loan better than a jumbo for H-1B holders?
A: Often, if your county's limit is high enough. High-balance conforming loans follow Fannie Mae and Freddie Mac rules, which treat lawful non-permanent residents like citizens. The tradeoff is the larger down payment needed to stay under the limit.

Q: Do RSUs count toward jumbo income or reserves?
A: Vested, distributed RSUs from public companies can count as income under conforming rules with sufficient history, and jumbo investors have their own versions. Vested shares in a brokerage account can count toward reserves, usually discounted. Unvested RSUs generally don't count.
