Zillow will tell you the roof age, the HVAC install year, the elementary school rating and the exact square footage of the third bedroom. It will not tell you which way the front door faces. Neither will Redfin, Realtor.com, or the MLS sheet your agent forwards. There is no field for it.

For a large share of buyers in Frisco, Irving, Katy, Fremont and Irvine, that is the first thing they need to know and the last thing anyone gives them. So start there, because this part is solvable and free.

## Six Ways to Find a Listing's True Facing Direction

**The county appraisal district map.** In Texas, Collin CAD, Denton CAD, Harris CAD, Fort Bend CAD and their neighbors all publish a parcel viewer. Search the address, and you get the lot drawn against the street grid. In California, the county assessor's GIS viewer does the same thing. Check the north arrow rather than assuming north is up — most viewers orient north up, but not all, and a rotated basemap has misled more than one buyer.

**The plat.** Every subdivision is platted, and the plat is recorded with the county clerk. It gives bearings in degrees along each lot line, which is the most precise answer you can get without standing on the property. The legal description on your title commitment tells you which plat, which block and which lot.

**Google Maps.** Set the map north-up, find the parcel, then drop into Street View to confirm which elevation holds the front door. On a corner lot the address side and the entrance side are sometimes different, and that catches people.

**Your phone.** Stand in the main entrance, face outward, and read the bearing. One correction matters: set the compass app to true north rather than magnetic north. Magnetic declination is a few degrees across Texas and California, which is enough to move a reading across a boundary if you are working to a narrow definition.

**The sun.** At local solar noon the sun sits due south everywhere in the continental United States. A front elevation in direct sun at midday faces roughly south. This is a sanity check, not a measurement.

One definitional note, because it causes arguments. Some traditions read the facing direction as the direction you look when you stand inside the main entrance and face out. Others read it from the building's main frontage. They usually agree. Where they do not, ask whoever is advising your family which convention they use, before you rule out a house on a technicality.

## What American Builders Actually Build

The single most useful thing to know about new construction: most builders offer the same floor plan in a standard and a reverse, or "mirrored," elevation. The same model, built on the opposite side of the street, puts the kitchen in the opposite corner of the house. Ask the sales office which lots in the section are platted for the reverse plan. That one question solves more orientation problems than any amount of searching resale inventory.

## The Inventory Arithmetic, and Why It Reaches Your Loan File

Be honest about what a strict reading does to a search. Work it as illustrative arithmetic rather than a market statistic.

Say your agent pulls 120 active listings in Frisco between $650,000 and $800,000. Requiring a north- or east-facing entrance eliminates roughly half of a standard grid subdivision, because streets run two ways and houses face four. Call it 60. Add a southeast kitchen quadrant and a southwest master and you are choosing among a handful, most of which are not for sale this month.

That has a transactional consequence, and this is the part nobody writing about vastu ever mentions.

Take Anjali, a composite of files we see in Frisco. She finds the one east-facing plan in the section she wants. It lists at **$700,000**. There are eight offers. She writes **$735,000** to win it.

The appraiser returns **$705,000**.

Your lender lends against the lower of contract price or appraised value. At 20% down on the appraised value:

0.80 × $705,000 = **$564,000** loan

Cash required at closing: $735,000 − $564,000 = **$171,000**, against the **$147,000** she planned to put down. A **$24,000** gap, on top of closing costs, due in certified funds.

Why did the appraisal not support the price? Because the Uniform Residential Appraisal Report — **Form 1004** — has no line for facing direction. There is no adjustment grid entry for it. Whatever premium a segment of buyers will pay for an east-facing entrance is invisible to the valuation, which compares your house to nearby sales on square footage, age, condition, lot size and amenities. A demand premium concentrated in one community does not show up as a comparable sale adjustment.

Your options in that spot are the ordinary ones: bring the additional cash, renegotiate with the seller, request a reconsideration of value with better comparables, or terminate during your option period. All four are better than finding out three days before closing. ## Tell Your Agent on Day One

If orientation is a requirement, say so at the first meeting, not after the tenth showing. Ten showings of houses you were never going to buy is ten showings of goodwill spent. A consultation with someone your family trusts is one thing. A five-figure invoice tied to a property transaction is another. Do not pay a consultant a percentage of anything, and do not fund remedial construction with a cash-out refinance before you have priced the work with two licensed contractors.

Also: do not write a vastu condition into a purchase contract expecting it to function as a contingency. The Texas and California contracts have defined contingencies and this is not one of them. If you need an exit, use the option period or the inspection contingency you actually paid for.
