**Quick answer (updated October 2026):** A name mismatch between your passport, Social Security record and credit report won't automatically block a mortgage, but it must be explained and sometimes fixed. Fannie Mae requires a valid SSN that the lender can validate with the SSA, so the SSA record matters most. Minor variations are usually handled with an AKA statement at closing.

Your passport says "Karthik" with no surname. Your I-797 shows "FNU Karthik." Your SSN card reads "Karthik Ramesh," because you added your father's name when you arrived. Your credit report has all three, plus "Ramesh Karthik." For many South Indian families, this isn't unusual. It's Tuesday.

Lenders, title companies and fraud-check systems, though, are built around a first-name, last-name world. This guide explains why mismatches matter in mortgage underwriting, which ones are minor and which can stop a loan, and the exact steps to clean things up before you're under contract.

## Name mismatch on a mortgage: passport, SSN and credit report

Your name ties together four systems during a mortgage:

1. **Identity and SSN validation.** Fannie Mae requires each borrower to have a valid SSN. If the SSN can't be validated with the Social Security Administration, the loan is ineligible (Selling Guide B2-2-01, 09/03/2025). A name that doesn't match SSA records is a common reason validation fails.

2. **Credit report.** Bureaus match on name, SSN, date of birth and address. Variations can split your history or pull in someone else's.

3. **Income and assets.** Your W-2, paystubs, tax returns and bank statements should tie to the same person.

4. **Title and closing.** The deed and deed of trust need a name that matches how you're identified at the closing table, and any variations need to be recorded properly.

## Single name passport mortgage issues and other common patterns

| **Pattern** | **Example** | **How serious?** | **Typical fix** |
| --- | --- | --- | --- |
| Single-name passport | Passport: "Karthik"; US records show "FNU Karthik" or "Karthik Karthik" | Moderate | Consistent SSA name; AKA statement; document trail linking names |
| Initials expanded or dropped | "S. Lakshmi" vs "Srinivasan Lakshmi" | Usually minor | AKA statement listing both |
| Given name and surname swapped | "Patel Nirav" vs "Nirav Patel" | Usually minor, can split credit files | Confirm SSN and DOB tie them; AKA |
| Married name change | Passport in maiden name, SSA and W-2 in married name | Moderate | Marriage certificate; update SSA; AKA |
| Middle name used as first | "Venkata Sai Kiran" known as "Kiran" | Minor | AKA; consistent signatures |
| Spelling variants | "Mohammed" / "Muhammad" / "Mohd." | Minor to moderate | AKA; ensure SSN record matches one spelling |
| SSA name differs from everything else | SSA shows old name; all else updated | Serious | Update SSA record before applying |

The key distinction: **variations on a consistent identity** are routine. **An SSA record that doesn't match** is the one that can make a loan ineligible, because SSN validation is an agency requirement, not a lender preference.

**Talk to a loan officer who's seen this before:** Send us how your name appears on your passport, SSN card, I-797 or green card, and credit report. [Book a free 15-minute call](https://www.masalaloans.com/contact) and we'll flag what needs fixing before a lender ever pulls your file.

## Surname order on your credit report

Credit bureaus often store multiple name variations as AKAs on your file. That's normal and usually harmless. Problems show up when:

- **Your file is split.** Part of your history sits under "Nirav Patel" and part under "Patel Nirav," so the lender sees a thinner file and a lower score.

- **Someone else's data merges in.** Common surnames plus a swapped order can attract another person's accounts.

Pull all three bureau reports before you apply. Look at the name, AKAs, addresses and accounts. If anything doesn't belong to you, dispute it directly with that bureau. If the lender's tri-merge shows an AKA it can't tie to you, expect a question and possibly a written explanation.

## The SSA record: fix this one first

Because SSN validation is an agency requirement, make your SSA record match the name you'll use on the loan. To change or correct a name with the SSA, you generally file an application for a Social Security card (Form SS-5) with documents showing your identity, the name change and, for non-citizens, your current immigration status. Processing takes time, so start months before you apply, not the week before closing.

Then make sure your **employer payroll** uses the same name, so your W-2s and paystubs match. A W-2 in one name and an SSA record in another invites conditions.

For names on immigration documents such as an I-797, I-94, EAD or green card, don't try to fix anything on your own based on a lender's request. Talk to your immigration attorney or your employer's immigration counsel. ## AKA name at closing: how title handles variations

Title companies routinely deal with name variations. Common tools, depending on the title company and state:

- **AKA statement or name affidavit.** You sign a statement that "Karthik Ramesh," "FNU Karthik" and "Ramesh Karthik" are the same person. It's often recorded or kept in the file.

- **Signature affidavit.** You sign each variation so the lender and title company can match signatures across documents.

- **Vesting decision.** You choose the name to appear on the deed. Most people pick the name that matches their SSA record and ID used at closing.

The name on your loan application should be consistent too. When you complete the Form 1003, list the name you'll close in and disclose other names you've used. ### If you're marrying or closing remotely

Getting married during the loan process changes things mid-stream; see [getting married during the mortgage process](https://www.masalaloans.com/blog/getting-married-during-mortgage-process). If a spouse or co-borrower signs from India through a power of attorney, every name variation needs to match across the POA, apostille and closing documents. Our guide to a [power of attorney from India for a US closing](https://www.masalaloans.com/blog/power-of-attorney-india-us-closing) covers that process.

## Step-by-step: clean up your name before pre-approval

1. **Inventory every document.** Passport, visa or green card, I-797, I-94, SSN card, driver's license, W-2s, paystubs, tax returns, bank statements, credit reports.

2. **Pick your "loan name."** Usually the name on your SSA record and US ID.

3. **Fix the SSA record if needed.** Start early; it's the agency-critical piece.

4. **Align payroll and banks.** Ask HR and your bank to update to the same name.

5. **Check all three credit reports.** Dispute anything that isn't yours.

6. **Gather linking documents.** Marriage certificate, older passports, or a gazette notification from India if you changed your name formally there.

7. **Tell your loan officer up front.** List every variation on day one so title can prepare the right AKA documents.

Our [pre-approval checklist for visa holders](https://www.masalaloans.com/blog/preapproval-checklist-visa-holders) folds these name items into the full document list.

## What the rules actually say

- **Fannie Mae Selling Guide B2-2-01 (09/03/2025):** each borrower must have a valid Social Security number; if the SSN can't be validated with the SSA, the loan is ineligible.

- **Fannie Mae B2-2-02:** non-permanent residents are eligible on the same terms as citizens; the lender decides how to document legal presence, so name consistency across immigration documents is reviewed lender by lender.

- **Social Security Administration:** name changes or corrections on your record are requested through an application for a Social Security card (Form SS-5) with supporting identity and name-change documents, as of October 2026.

- **Title practice:** AKA statements, name affidavits and signature affidavits are standard tools; requirements vary by title company and state.

## Frequently Asked Questions

**Q: Can I get a mortgage if my passport has only one name?**
A: Yes. Single-name passports are common, and lenders see them regularly. What matters is that your SSA record, credit file, income documents and closing documents tie to one identity. Expect an AKA statement at closing listing variations such as "FNU" entries.

**Q: What if my name on my SSN card doesn't match my passport?**
A: That alone isn't fatal, but the SSA record is critical because Fannie Mae requires SSN validation. Make sure the name on your loan application matches SSA records, and provide documents linking it to your passport name. If the SSA record is outdated, update it before applying.

**Q: Will a name mismatch delay my closing?**
A: It can if it's discovered late. A lender may need SSN validation re-run, an explanation of AKAs, or title documents redrafted. Raised early, most variations are handled routinely. Flag every version of your name at application, not at the closing table.

**Q: Do I need to legally change my name to buy a house?**
A: Usually not. Most variations, such as initials, surname order or spelling differences, are handled with AKA or name affidavits. A legal name change is a separate decision with immigration implications, so talk to your immigration attorney before changing anything.

**Q: Which name should go on the deed?**
A: Generally, the name that matches your SSA record and the ID you'll present at closing. Title will list variations through an AKA statement. If you and your spouse are taking title together, align both names across all documents before the closing date.
