**Quick answer (updated October 2026):** A motel owner can buy a house even with no rent history from living in the manager's quarters. Fannie Mae doesn't require a rental history, so lenders typically want a rent-free letter, your business returns, and proof that the new home will be your real primary residence. Hotel SBA loans only hit your DTI if they report personally and fail the 12-month business-payment test.

For many Gujarati families, the motel was home before it was an investment. Parents ran the front desk, kids did homework behind the counter, and the family lived in the apartment attached to the office. Twenty years later, the business is stable, a manager can cover nights, and the family wants a house with a yard in a school district.

Then the lender asks, "How much is your rent?" and the answer is zero. This guide covers on-site living, hotel income, SBA debt and proving the new house is your real home.

## No rent history mortgage: what lenders actually require

Fannie Mae's Selling Guide doesn't require a borrower to have a rental history to buy a home. Living rent-free in manager's quarters isn't a disqualifier.

What lenders typically ask for instead:

- **A rent-free letter** from the business (signed by an officer or co-owner) confirming you live on-site and pay no rent

- **Your current address history** for the last two years

- **Explanation of housing costs** you do pay, like utilities or insurance, if any

Some lenders add overlays when a borrower goes from no housing payment to a large one, sometimes asking for extra reserves. That's a lender preference, not an agency rule, and it's one reason we compare multiple lenders.

### Positive rent history won't help here

Fannie Mae's DU can consider positive rent payment history for some borrowers, but only when there are verified rent payments of at least $300 a month for 12 months. Rent-free living doesn't create that record. Strong reserves and solid business income do the work instead.

## How lenders see motel and hotel income

Most motel families own the property through an LLC or S-corp. If you own 25% or more, Fannie Mae (B3-3.2-01) treats you as self-employed, generally with a two-year earnings history.

| **Income source** | **How it's counted** |
| --- | --- |
| W-2 wages from the hotel entity | Counted, verified with W-2s and returns |
| K-1 income (S-corp or partnership) | Counted if distributions or business liquidity support it |
| Depreciation, including from cost segregation | Added back to cash flow |
| Amortization of loan costs or franchise fees | Added back |
| Notes payable within one year | Subtracted |
| Room and meals provided to you | Not counted as income |

Hotels often carry large depreciation, which is added back, so qualifying income may be well above taxable income. More on K-1 rules in [K-1 income and mortgage qualifying](https://www.masalaloans.com/blog/k1-income-partnership-mortgage-qualifying).

If you hold more than one property in different entities, expect the lender to review each one. Losses from a newly bought or renovated hotel can pull your income down, similar to how [multi-unit franchise owners](https://www.masalaloans.com/blog/franchise-owner-mortgage) are underwritten.

## Hotel SBA loans and your DTI

Many motels are financed with SBA 7(a) or 504 loans. If you want background on those structures, see our guide to [hotel SBA 504 and 7(a) financing](https://www.masalaloans.com/blog/hotel-owner-sba-504-7a-financing).

For your home loan, what matters is whether the SBA loan shows on your personal credit report:

- **Not on personal credit:** usually not added to your personal DTI. The payment is already reflected in business cash flow.

- **On personal credit:** Fannie Mae (B3-6-05, updated August 2026) allows the lender to exclude it only if the business paid it from company funds (for example, 12 months of canceled company checks), the account has no delinquency history, and the business cash-flow analysis considered it.

A large hotel SBA payment counted in DTI can wipe out an otherwise strong file. Make sure the business pays it from the business account every month.

## Occupancy: proving the new house is your home

This is the issue specific to motel families. If you're buying a primary residence, you have to intend to live there. An underwriter may ask: if the family has lived at the motel for 15 years and the business still needs them, will they really move?

Help the lender see the plan:

- **Distance and commute.** A home 15 minutes from the property is easy to explain. One three hours away needs a reason, such as a hired manager or a family member taking over.

- **Who stays on-site.** If a manager or relative will live in the quarters, say so.

- **Kids' schools and family reasons.** Moving into a school district is a common, credible reason.

Misstating occupancy to get primary-residence terms is mortgage fraud. If the house will really be a second home or rental, finance it that way.

## Credit when everything is in the business's name

Some motel owners have strong business credit but thin personal credit, because utilities, cards and vehicles were all in the company's name. As of October 2026, Fannie Mae's DU has no minimum credit score (for casefiles created on or after November 16, 2025), though many lenders still apply their own minimums. Our guide on [buying with no credit score in 2026](https://www.masalaloans.com/blog/no-credit-score-mortgage-2026) explains what changed. For manual underwriting with alternative credit, see [non-traditional credit and manual underwriting](https://www.masalaloans.com/blog/non-traditional-credit-manual-underwriting).

## Worked example: the Patels in Beaumont

An illustration only. Kirit and Hema Patel own 100% of a 48-room motel in Beaumont, Texas, through an S-corp, and have lived in the manager's apartment for 12 years. Their son now runs the night shift and will live on-site. They want a $400,000 home in a nearby school district with 20% down.

| **Item** | **Annual (2-year average)** |
| --- | --- |
| W-2 wages from S-corp (both) | $70,000 |
| K-1 ordinary income | $45,000 |
| Depreciation add-back | $95,000 |
| **Qualifying income** | **$210,000 ($17,500/mo)** |

**New mortgage:** $320,000 loan. At the Freddie Mac weekly average of **7.40%** for a 30-year fixed (Oct 15, 2026; illustration only, not a quote or offer), principal and interest is about **$2,216 per month**. With Texas property taxes and insurance, figure roughly $3,100 per month, about 18% of income. Their SBA loan is in the S-corp's name only, so it doesn't add to personal DTI.

Their file needs a rent-free letter, an occupancy explanation (son moving into the quarters), and two years of personal and business returns.

## Motel owner first-home checklist

| **Document** | **Purpose** |
| --- | --- |
| Rent-free letter from the business | Explains no rent history |
| 2 years personal returns | Starting point for income |
| 2 years business returns (1120S/1065) and K-1s | Business cash flow |
| SBA loan statement | Check how it reports |
| 12 months business bank statements | If any business debt reports personally |
| Occupancy explanation | Who stays on-site, why you're moving |
| Down payment statements, 2 months | Asset verification |

## What the rules actually say

- **Fannie Mae Selling Guide B3-3.2-01 (12/13/2023):** 25% or greater owners are self-employed; generally a two-year earnings history.

- **Fannie Mae Selling Guide B3-3.7-02 (02/07/2024):** S-corp cash flow adds back depreciation, depletion and amortization and subtracts notes payable in under one year; K-1 income needs documented distributions or adequate liquidity.

- **Fannie Mae Selling Guide B3-6-05 (08/05/2026):** business debt in the borrower's name may be excluded with 12 months of company payments, no delinquency and consideration in the cash-flow analysis.

- **Fannie Mae SEL-2025-09 / B3-5.1-01:** no minimum credit score for DU loan casefiles created on or after Nov 16, 2025; lender overlays may still apply.

## Frequently Asked Questions

**Q: Can I buy a house if I've never paid rent?**
A: Yes. Fannie Mae does not require a rental history. Lenders typically ask for a rent-free letter explaining your living arrangement. Some lenders add overlays like extra reserves when you have no prior housing payment, so comparing lenders helps.

**Q: What is a rent-free letter for a mortgage?**
A: A short signed letter confirming you live at an address without paying rent. For motel families, it usually comes from the business entity, signed by an officer or co-owner, stating you live in the manager's quarters at no cost.

**Q: Will my hotel's SBA loan count against my mortgage?**
A: Only if it appears on your personal credit and doesn't meet the business-debt test: 12 months paid from company funds, no late payments and accounted for in the lender's cash-flow analysis. SBA loans only in the business's name usually don't add to personal DTI.

**Q: Can I buy a home far from my motel as a primary residence?**
A: You can, but expect questions. The lender needs to believe you'll live there. Explain who runs the property, who stays on-site and why you're moving. If the house won't be your main home, finance it as a second home or investment.

**Q: Does depreciation on my hotel help me qualify?**
A: Yes. Depreciation is a non-cash deduction, so lenders add it back to your cash flow. Hotels, especially after renovations or a cost segregation study, often have large depreciation that raises qualifying income above taxable income.
