**Quick answer (updated October 2026):** Mortgage rate shopping has a small, contained effect on your credit score. FICO typically treats multiple mortgage inquiries within a short window (45 days in newer models, 14 in older ones) as a single inquiry. Shop within two weeks to be safe, and use a broker to compare many lenders on one credit pull.

Here's a pattern we hear constantly. An engineer in Plano applies with a big bank, an online lender and a credit union in the same week. Within hours, her phone lights up with calls. A friend tells her each pull cost her 10 points, so she stops shopping and takes the first offer.

That's the expensive mistake. Not shopping usually costs far more than a few inquiry points. This guide explains how scoring models treat multiple mortgage inquiries, what changed with trigger leads in 2026, whether pre-approval hurts your credit, and a step-by-step plan to compare lenders cleanly.

## How mortgage rate shopping affects your credit score

Credit scoring companies know people compare lenders for big loans. So FICO groups mortgage inquiries that happen within a defined window and counts them as one for scoring.

- **Newer FICO models:** a **45-day** window is typical.

- **Older FICO models:** a **14-day** window is typical.

- Many mortgage lenders still use Classic FICO versions. Since September 9, 2026, VantageScore 4.0 is also available to all approved lenders for Fannie Mae and Freddie Mac loans, and VantageScore has its own approach to grouping inquiries.

Because you won't always know which model each lender uses, the safe move is to finish your comparison within **14 days**. Inquiries still appear on your report for a period of time; the de-duplication affects how they're scored.

### What doesn't get grouped

The shopping window covers mortgage inquiries. A new credit card application, an auto loan or a furniture store financing offer during the same stretch is scored separately, and underwriters will ask about it. Our guide for [credit card churners before a mortgage](https://www.masalaloans.com/blog/open-credit-card-before-mortgage) explains why that's a bigger problem than the mortgage inquiries.

## Shopping window credit: a timeline that works

| **Day** | **Step** | **Credit impact** |
| --- | --- | --- |
| Before day 1 | Check your own reports for free; fix errors | None (self-checks are soft) |
| Day 1 | Get a full pre-approval with your first lender or broker | One hard inquiry |
| Days 1 to 10 | Collect Loan Estimates from other lenders for the same loan | Grouped with day-1 inquiry (typically) |
| Days 10 to 14 | Compare Loan Estimates line by line; pick a lender | None |
| After you choose | Lock when you have a property and are ready | None from the lock itself |
| Before closing | Lender may run a soft refresh or undisclosed-debt check | Usually no score impact |

## Does preapproval hurt credit?

A full pre-approval usually involves a hard pull of a tri-merge report, which is still required for Fannie Mae and Freddie Mac loans as of October 2026. Expect a small, temporary dip for the first inquiry. A soft-pull prequalification won't affect your score but also won't carry much weight with a seller.

The bigger point: the cost of skipping comparison is usually larger. On a $400,000 30-year loan near the Freddie Mac weekly average of 7.40% (Oct 15, 2026 — illustration only, not a quote or offer), every **0.125 percentage point** difference in rate changes principal and interest by about **$34 a month**, or about **$2,860 over seven years**. Fees on the Loan Estimate vary just as much.

## Multiple mortgage inquiries and trigger leads

Until 2026, applying for a mortgage often meant a flood of calls and texts within hours. That's because the credit bureaus could sell "trigger leads," lists of consumers who just had a mortgage inquiry, to other lenders.

The **Homebuyers Privacy Protection Act** (H.R. 2808), signed September 5, 2025 and effective **March 4, 2026**, sharply limited that practice. A bureau can now furnish a mortgage trigger lead only for a firm offer of credit or insurance, and only if the requester has your documented consent or an existing relationship with you, such as your current mortgage servicer or originator, or a bank or credit union where you have an account.

So in October 2026, you should see far fewer cold calls after applying. If you still get them, be cautious: never share documents or pay fees to someone who contacted you out of the blue.

### Opt out of prescreened offers

You can also stop prescreened credit offers through **OptOutPrescreen.com**, the official opt-out site run by the major credit bureaus. Per the FTC, you can opt out for five years online or by phone (1-888-5-OPT-OUT), or permanently by returning a signed election form. The FTC notes prescreening doesn't hurt your score, and opting out doesn't stop you from applying for a mortgage.

## Why a broker means one pull, many lenders

When you apply with three retail lenders, each pulls credit. When you work with a mortgage broker, the broker generally pulls one report and can price your file with many wholesale lenders from that same data. If you choose a lender, the report typically moves with your file rather than triggering a fresh pull.

That matters more for visa holders. Lender overlays, such as extra down payment or reserve requirements for H-1B or L-1 borrowers, vary a lot. Fannie Mae itself treats non-permanent residents on the same terms as citizens under B2-2-02, so one lender's restriction isn't the final word. Our guide to [lender overlays for visa holders](https://www.masalaloans.com/blog/mortgage-lender-overlays-visa-holders) explains how they work, and we cover the pricing question in [do visa holders pay higher mortgage rates](https://www.masalaloans.com/blog/visa-holder-mortgage-rates).

The same logic applies to new construction. A builder's preferred lender may offer incentives, but you can still compare; see [builder's preferred lender vs. your own broker](https://www.masalaloans.com/blog/builder-preferred-lender-vs-broker).

## How to rate shop the right way: a checklist

1. **Fix your credit first.** Pay down card balances before the statement date, and dispute errors.

2. **Pick your shopping window.** Plan to finish comparisons within 14 days.

3. **Compare the same loan.** Same price, down payment, term, loan type and lock period at each lender.

4. **Compare Loan Estimates, not verbal quotes.** Look at the rate, points (Section A) and the total of lender fees.

5. **Ask about overlays up front.** Visa documentation, reserves, minimum score. Our list of [12 questions to ask your lender](https://www.masalaloans.com/blog/questions-to-ask-lender-visa-holder) helps.

6. **Avoid other new credit.** No new cards, car loans or store financing until after closing.

7. **Don't chase cold callers.** Work only with lenders you contacted.

## What the rules actually say

- **FICO inquiry treatment (as of October 2026):** multiple mortgage inquiries within a short window are typically counted as one; about 45 days for newer FICO models and 14 days for older versions.

- **Homebuyers Privacy Protection Act, H.R. 2808 (signed Sept 5, 2025; effective March 4, 2026):** amends the Fair Credit Reporting Act to limit mortgage trigger leads to firm offers where the consumer consented or has an existing relationship with the requester.

- **FHFA credit score policy:** VantageScore 4.0 open to all approved lenders for Fannie Mae and Freddie Mac loans since Sept 9, 2026; Classic FICO still allowed; tri-merge still required.

- **Fannie Mae B2-2-02:** non-permanent residents eligible on the same terms as US citizens; visa-based restrictions are lender overlays.

## Frequently Asked Questions

**Q: How many points does a mortgage inquiry take off my credit score?**
A: It varies by file. For most people, a single hard inquiry has a small, temporary effect, and the impact fades over time. Multiple mortgage inquiries within the shopping window are typically scored as one, so comparing several lenders usually costs about the same as applying with one.

**Q: How long is the mortgage rate shopping window?**
A: It depends on the scoring model: typically 45 days for newer FICO versions and 14 days for older ones. Because many mortgage lenders still use older models, finishing your comparison within 14 days is the safest approach.

**Q: Will getting pre-approved by multiple lenders hurt my credit?**
A: Usually only slightly, if you do it within a short window. Scoring models typically group mortgage inquiries in that period. Applying for other kinds of credit at the same time is what causes trouble, both for your score and for underwriting questions.

**Q: Why do I get so many calls after applying for a mortgage?**
A: Historically, credit bureaus sold trigger leads to other lenders. Since March 4, 2026, the Homebuyers Privacy Protection Act limits that to firm offers with your consent or an existing relationship, so calls should be much rarer. You can also opt out of prescreened offers at OptOutPrescreen.com.

**Q: Does a mortgage broker pull my credit for each lender?**
A: Generally, no. A broker typically pulls one credit report and uses it to price your file with multiple wholesale lenders. That lets you compare many options, including lenders without visa overlays, without stacking new inquiries.
