**Quick answer (updated October 2026):** An appraisal gap is the difference between your contract price and a lower appraised value. Lenders base your loan-to-value on the lower of the two, so the gap comes out of your pocket in cash unless you renegotiate, challenge the value, or accept a higher LTV. Decide your maximum gap coverage before you write the offer.

The school district is right, the mandir is ten minutes away, and there are eleven other offers. Your agent says the house "will go $40,000 over." The appraiser does not care how many offers there were.

This is the bidding war appraisal problem in Frisco, Cumming, Edison, Cary and every other suburb where desi families compete for the same streets. This guide shows exactly how the lender calculates your loan when the appraisal comes in low, how much cash a gap really costs, and how to write an offer with gap coverage you can afford.

## How an appraisal gap changes your loan amount

On a purchase, Fannie Mae and Freddie Mac calculate loan-to-value using the **lower of the sales price or the appraised value**. Your lender cannot lend against the price you agreed to pay if the appraiser says the home is worth less.

That matters because LTV drives three things at once:

- **Whether you pay PMI.** Above 80% LTV on a conventional loan, mortgage insurance applies.

- **Your pricing.** Loan-level price adjustments step up at LTV bands, so moving from 80% to 85% can change your rate or points.

- **Whether you still qualify.** A bigger loan raises your payment and debt-to-income ratio.

## The real math of a low appraisal

Here is a hypothetical illustration. Say Arjun and Meera, both on H-1B in Prosper, offer **$650,000** on a home and plan to put **20% down**. The appraisal comes in at **$620,000**, a **$30,000** gap. Payments use the Freddie Mac weekly average, Oct 15, 2026 (30-year fixed 7.40%) — illustration only, not a quote or offer. Principal and interest only.

| **Scenario** | **Loan amount** | **LTV (on $620k)** | **Cash to close (before costs)** | **Monthly P&I** | **PMI?** |
| --- | --- | --- | --- | --- | --- |
| Original plan (appraises at $650k) | $520,000 | 80.0% | $130,000 | $3,600 | No |
| Option A: Cover the full gap, stay at 80% | $496,000 | 80.0% | $154,000 | $3,434 | No |
| Option B: Keep same cash, accept higher LTV | $520,000 | 83.9% | $130,000 | $3,600 | Yes |
| Option C: Seller drops to $635k, buyer covers $15k | $496,000 | 80.0% | $139,000 | $3,434 | No |
| Option D: Seller drops to $620k | $496,000 | 80.0% | $124,000 | $3,434 | No |

Notice Option A. The gap is $30,000, but because your 20% down payment is now calculated on $620,000, your extra cash is **$24,000**, not $30,000. People often miscalculate this in both directions.

Option B keeps your cash the same but adds PMI and possibly worse pricing. Once you build equity, you can work on [removing PMI from a conventional loan](https://www.masalaloans.com/blog/how-to-remove-pmi-conventional-loan), but budget for it from day one.

### Piggyback loans and low appraisals

A low appraisal shrinks both loans in a piggyback, because each is sized on value. Re-run the [80/10/10 piggyback loan](https://www.masalaloans.com/blog/80-10-10-piggyback-loan) math before assuming the structure still works.

## Appraisal gap coverage: how to write it into your offer

Appraisal gap coverage is a clause where you promise to pay some or all of the difference in cash if the home appraises below the contract price. Done right, it makes your offer stronger without handing the seller a blank check.

**A sensible clause has three parts:**

1. **A capped dollar amount.** "Buyer will cover up to $20,000 of any shortfall." Never write "any shortfall."

2. **What happens beyond the cap.** Either the parties renegotiate, or you keep your right to terminate under your appraisal or financing contingency.

3. **A deadline.** When the appraisal must be received and when you must give notice.

Contract forms and contingencies vary by state. Some standard forms include an appraisal addendum; others handle it through the financing contingency. Your agent or real estate attorney writes the clause, not your lender.

### How to set your maximum gap number

Work backward from cash, not from emotion:

- Start with total liquid funds that are already in US accounts.

- Subtract down payment, estimated closing costs and prepaids.

- Subtract required reserves (some lenders' overlays ask visa holders for more).

- Subtract your own emergency cushion. What remains is your ceiling.

If the cash is coming from India or from parents, it has to be in a US account and documented before closing. Large transfers need a paper trail, so read up on [large deposit sourcing rules](https://www.masalaloans.com/blog/large-deposit-mortgage-sourcing-rules) before you promise a gap you can only fund with money still in an NRO account.

## Low appraisal options once the report arrives

You signed the contract, the appraisal is low, and the clock is running. These are your low appraisal options, roughly in order.

### 1. Read the report before you react

Check the comparables. Same subdivision and school zone? A missed media room or remodel? Errors in square footage, bedroom count or lot size happen.

### 2. Request a reconsideration of value (ROV)

Since 2024, Fannie Mae, Freddie Mac and HUD have required lenders to have a formal process for a borrower-initiated reconsideration of value. Under Fannie Mae's requirements, a borrower may request **one ROV per appraisal**. Submit factual corrections and better comparable sales your agent pulls, not complaints about the bidding war. The appraiser reviews and may or may not change the value. The lender decides whether to accept the conclusion, and a borrower cannot demand a new appraisal just because the ROV did not raise the number.

### 3. Renegotiate with the seller

A low appraisal is leverage. The next buyer's lender may see the same value. Many gaps end with a split, as in Option C above.

### 4. Change the loan structure

Accept a higher LTV with PMI, or adjust the down payment. Remember the pricing and DTI effects.

### 5. Walk away, if your contract allows

If you kept an appraisal or financing contingency and the gap exceeds your coverage cap, you may be able to terminate and recover your earnest money. Confirm deadlines with your agent or attorney.

## Bidding war appraisal strategy for visa holders

- **Cash moves slowly.** Money from India, gold sales or a parent's FD takes weeks to land and document. Promise gap coverage only from funds you control today.

- **Overlays can bite twice.** Some lenders add reserve or LTV limits for non-permanent residents. A low appraisal that pushes you to 85% LTV can collide with an overlay another lender would not have.

- **New construction differs.** Builder contracts often have their own appraisal language.

Get your documents sorted early with our [pre-approval checklist for visa holders](https://www.masalaloans.com/blog/preapproval-checklist-visa-holders) so the only surprise is the appraisal, not your file.

## What the rules actually say

- **Fannie Mae Selling Guide, LTV calculation (B2-1.1-01):** for purchases, LTV is based on the lower of the sales price or appraised value.

- **Fannie Mae, Freddie Mac and HUD reconsideration of value requirements (announced May 1, 2024):** lenders must offer a borrower-initiated ROV process; Fannie Mae allows one borrower ROV per appraisal report, and lenders set their own forms. As of October 2026.

- **Fannie Mae Selling Guide B2-2-02:** non-permanent residents are eligible on the same terms as US citizens; any extra visa-based restriction is a lender overlay.

## Frequently Asked Questions

**Q: Do I have to pay the appraisal gap in cash?**
A: Usually, yes, unless the seller lowers the price or you accept a higher LTV. The lender sizes your loan on the lower of price or appraised value, so any difference above that comes from your own documented funds. Gift funds may be allowed depending on the loan and donor. Confirm the source is acceptable before you commit.

**Q: How much appraisal gap coverage should I offer?**
A: Offer only what you can fund after down payment, closing costs, required reserves and an emergency cushion. In the example above, a $30,000 gap cost $24,000 in extra cash at 20% down. Many buyers cap coverage at a fixed amount and keep their contingency for anything beyond it.

**Q: Can I challenge a low appraisal?**
A: Yes. Ask your lender for a reconsideration of value and submit factual errors and stronger comparable sales. Fannie Mae requires lenders to allow one borrower-initiated ROV per appraisal. The appraiser may keep the original value, and you cannot get a new appraisal just because you disagree.

**Q: Will a low appraisal hurt my credit or my visa case?**
A: No. An appraisal is about the property, not you. It does not appear on your credit report and has nothing to do with immigration filings. The only effects are on your loan amount, cash needed and possibly PMI or pricing.

**Q: Does an appraisal waiver remove the gap risk?**
A: Sometimes Fannie Mae or Freddie Mac's automated systems offer a value acceptance instead of a full appraisal, but you cannot request one and many files won't receive it. Don't build your bidding strategy around getting a waiver. Plan as if a full appraisal will happen.
